House Rules & Pool Policy

To ensure a clean, safe, and comfortable stay for all guests, we kindly ask that the following house and pool rules be observed at all times.

1. Check-in / Check-out

Check In time is 3:00 p.m.

Check-out time is 11:00 a.m.

Guests who remain in the property after check-out time without prior approval may be charged RM800 for an additional day.

Late check-out is strictly subject to availability and must be requested in advance. Approved late check-out will be charged at RM100 per hour.

2. Shoes Inside the House

For cleanliness and comfort, guests are kindly requested to remove their shoes before entering the house.

3. Smoking Policy

Smoking is strictly prohibited inside the house.
A RM100 penalty will be imposed for any violation.

4. Food and Drinks in Bedrooms

To maintain cleanliness and prevent damage to furnishings, eating and drinking inside the bedrooms are not allowed.
A RM100 penalty will be imposed for any violation.

5. Keys and Access Items

Guests are responsible for taking proper care of all house keys and access items provided during the stay.

Charges for lost or unreturned keys are as follows:

• RM50 for a key without remote control

• RM100 for a key with remote control

6. Electricity and Air-Conditioning

Guests are requested to switch off all lights, air-conditioning units, and electrical appliances when leaving the property.

7. Kitchen Use and Cleanliness

Guests using the kitchen are expected to wash dishes and keep the kitchen area clean after cooking.
A RM50 cleaning charge may be imposed if the kitchen is left excessively dirty.

All rubbish, especially cans and bottles, must be properly disposed of in trash bags and tied securely before disposal. Extra trash bags are available in the kitchen if needed.

8. Additional Guests

If you intend to have additional guests, you must inform us in advance and obtain approval.

An additional guest fee of RM30 per person per night will apply after 12 guests.

9. Furniture, Furnishings, and Decorations

Guests are expected to take proper care of all furniture, sofas, carpets, and decorative items in the property.

Please do not rearrange furniture or move decorative items without permission. If any item is moved, it must be returned to its original position.

A RM200 penalty may be imposed for unauthorized rearrangement. Any damage or extra deep-cleaning costs exceeding the security deposit will be charged accordingly.

10. Pets Policy

Pets are not permitted in the property, including service animals.

Guests arriving with pets will not be permitted to check in, and no refund will be given.

11. Parties, Events, Decorations, and Outside Guests

Any jamuan, birthday party, wedding, gathering, event, or activity involving outside visitors, including the setup of canopies, tents, balloons, or decorations, must be declared in advance and approved by management.

Unauthorized parties, outside guests, decorations, or event setups are strictly prohibited.
A RM300 penalty will be imposed for any violation.

12. Noise Policy

Out of respect for neighbours and the surrounding community, guests must keep all noise to a minimum at all times.

The use of external speakers, sound systems, or loud music is strictly prohibited.
A RM300 penalty will be imposed for any violation.

13. BBQ Use

Where provided, the BBQ facility is for registered in-house guests only and is intended for leisure use during the stay.

Guests are required to clean the BBQ area and grill after use. If the BBQ is left excessively dirty and requires additional cleaning, an extra cleaning fee of RM80 may be charged.

Please note that charcoal is not provided and must be supplied by guests.

14. Ironing Policy

To prevent permanent damage to bedding, irons must not be used on beds, bed linens, blankets, or any fabric surfaces belonging to the house.

If iron stains or burn marks are found on linens or blankets, a RM300 penalty will be imposed.

15. Durian Policy

For hygiene and odour control, durian is strictly not allowed inside the house.
A RM300 penalty will be imposed for any violation.

Pool Policy

To ensure safety and hygiene for all guests, the following pool rules must be observed.

16. Pool Hours

The swimming pool is open daily from 8:00 a.m. to 8:00 p.m.

Use of the pool outside these hours is not permitted.

17. Use at Own Risk

Guests use the swimming pool at their own risk. No exceptions apply.

Parents and guardians are fully responsible for supervising children at all times in and around the pool area.

18. Food and Drinks

Food and drinks are not allowed in the swimming pool.
A RM300 penalty will be imposed for any violation.

19. Pool Conduct

For safety and hygiene reasons, the following are strictly prohibited in the pool area:

• Littering

• Diving

• Rough play

• Shouting or excessive noise

• Urinating in the pool

• Pets in the pool area

• Glassware near or inside the pool

• Speakers, sound systems, or loud music at the pool area

Any violation may result in penalties, removal of pool access, or additional cleaning charges where applicable.

Important Notice

Management reserves the right to impose charges for damages, deep cleaning, policy violations, or any loss caused during the stay.

By staying at the property, guests are deemed to have read, understood, and agreed to abide by all house and pool rules.

房屋守则与泳池须知

为了确保所有住客都能享有整洁、安全及舒适的住宿体验，敬请各位住客在入住期间遵守以下房屋与泳池规定。

1. 入住与退房时间

退房时间为 上午 11:00。

若住客未经事先批准，在退房时间后仍逗留于屋内，业主有权加收 RM800 作为额外一天住宿费用。

延迟退房须视当天房务安排而定，并需提前提出申请。经批准后，延迟退房将按 每小时 RM100 收费。

2. 入屋请脱鞋

为保持屋内整洁与舒适，敬请住客 进入屋内前先脱鞋。

3. 禁烟规定

屋内严禁吸烟。
如有违反，将征收 RM100 罚款。

4. 卧室内禁止饮食

为维护房间整洁及避免损坏家具，卧室内禁止饮食。
如有违反，将征收 RM100 罚款。

5. 钥匙与出入设备

住客有责任妥善保管入住期间所提供的屋钥匙及相关出入设备。

遗失或未归还钥匙的收费如下：

• 没有遥控器的钥匙：RM50

• 附有遥控器的钥匙：RM100

6. 电器与冷气使用

住客外出时，请务必关闭 电灯、冷气及其他电器设备。

7. 厨房使用与清洁

使用厨房后，住客须 自行清洗碗碟，并保持厨房整洁。
若厨房过于脏乱，业主有权加收 RM50 清洁费。

所有垃圾，尤其是罐子和瓶子，必须妥善装入垃圾袋并绑紧后再丢弃。如有需要，厨房内备有额外垃圾袋供使用。

8. 额外住客

如有 额外住客，请务必提前通知并取得同意。

12 位住客之后，每增加一位住客，将征收 每人每晚 RM30 的额外费用。

9. 家具、摆设与装饰品

住客须妥善爱护屋内所有家具、沙发、地毯及装饰摆设。

未经允许，请勿随意移动家具或装饰品。如有移动，请于使用后恢复原位。

若未经允许擅自更动摆设，将可能征收 RM200 罚款。如有任何损坏，或产生超出押金金额的深层清洁费用，住客须照价赔偿。

10. 宠物规定

本屋严禁携带宠物入住，包括服务型动物。

如住客携带宠物抵达，将 不获准办理入住，且已付款项恕不退还。

11. 聚会、活动、布置与外来访客

任何 聚餐、生日派对、婚礼、聚会、活动，或涉及 外来访客 的安排，包括搭设 帐篷、天幕、气球或场地布置，均须提前申报并获得管理方批准。

未经批准举办派对、邀请外来访客、进行布置或活动安排，均属严格禁止。
如有违反，将征收 RM300 罚款。

12. 噪音规定

为尊重邻里及周边住户，住客须在任何时段保持适当安静，避免制造过大噪音。

严禁携带外接音响、扩音设备，或播放大声音乐。
如有违反，将征收 RM300 罚款。

13. 烧烤炉（BBQ）使用规定

如屋内设有烧烤设施，仅限登记入住的住客使用，并仅供住宿期间休闲用途。

使用后，请务必清理烧烤区域及烤炉。如烧烤设施过于肮脏并需额外清洁，业主有权加收 RM80 清洁费。

请注意：木炭需由住客自备，本屋恕不提供。

14. 熨斗使用规定

为避免损坏床铺用品，严禁在床上、床单、毛毯或屋内任何布料表面使用熨斗。

如发现床单、被单或毛毯有熨斗烫痕或烧痕，将征收 RM300 罚款。

15. 榴莲规定

为保持屋内卫生及空气清新，严禁将榴莲带入屋内。
如有违反，将征收 RM300 罚款。

泳池须知

为保障所有住客的安全与卫生，请严格遵守以下泳池规定。

16. 泳池开放时间

泳池每日开放时间为 上午 8:00 至晚上 8:00。

非开放时间内，严禁使用泳池。

17. 使用风险自负

泳池使用一律 风险自负，恕无例外。

家长或监护人必须全程负责看顾儿童，并确保其在泳池及周边范围内的安全。

18. 泳池内禁止饮食

泳池内严禁饮食。
如有违反，将征收 RM300 罚款。

19. 泳池行为规范

基于安全与卫生考量，泳池区域内严禁以下行为：

• 乱丢垃圾

• 跳水

• 嬉闹或危险玩耍

• 大声喧哗

• 在泳池内小便

• 宠物进入泳池区域

• 携带玻璃器皿靠近或进入泳池

• 在泳池区域使用音响、扩音设备或播放大声音乐

任何违规行为，管理方有权视情况采取相应措施，包括罚款、禁止继续使用泳池，或加收额外清洁费用。

重要声明

管理方保留因住客造成的损坏、深层清洁、违规行为或任何财物损失而征收额外费用的权利。

凡入住本物业者，即视为已阅读、理解并同意遵守以上所有房屋守则及泳池规定。
